This is a pooled fund of $25,000,000, focused in two specific asset classes. 25% of the fund is dedicated for flips and 75% is dedicated for multifamily.
Equity multiple over 2.0x, preferred returns: 9% for under $100k and 12% for over $100k. GP/LP Splits 35/65. Projected IRR 18-24%.
We will utilize financing of multifamily and flips if and where needed. We may elect to avoid hard money on the flips whereby the fund an investors get the 9-12% interest rate vs a hard money lender. The Multifamily will utilize current debt markets to secure fixed rate financing.
We will utilize bonus depreciation to off set gains for you as an investor. Typically these paper losses amount to over 1 to 1 ratio on your investment. So if you invest $500,000 you could see over $500,000 in losses to use against your capital gains and ordinary income if set it up right with your CPA.
Capitalize on the current volatility in the multifamily market—particularly in the Sunbelt states—while generating short-term liquidity through targeted single-family flips. 25% of the funds will go to single family while 75% is dedicated to multifamily acquisitions.
Using our in-house construction and sales teams we will strategically plan renovations while maintaining revenue from the rentals.
